Viewing Your Holdings
The My Investments dashboard provides a real-time view of your capital deployment and returns across all deals you have been invited to. The investor portal is free for all investors — there is no subscription fee to access your holdings.
Dashboard Overview
The top of the dashboard shows a summary of your entire portfolio at a glance:
- Total Invested: The aggregate amount of capital you have deployed across all active deals.
- Active Deals: The number of investments currently live (not yet exited or sold).
- Avg Projected IRR: The weighted average projected return across your active portfolio.
- Total Distributions Received: Cumulative cash distributions you have received across all investments.
These metrics update in real time as the operator records payments, updates deal terms, or closes positions.
Analyzing a Holding
Navigating to Your Investments
Click My Investments in the main navigation to see all deals you are associated with.
List View and Grid View
Toggle between List View (detailed metrics in a table format) and Grid View (visual property cards). List View is better for comparing returns across multiple positions; Grid View gives a quick visual overview.
Filtering and Searching
- Use the search bar to find a specific deal by name, address, or operator.
- Filter by Status: Active, Exited, or Pending.
- Filter by Asset Class: Multifamily, Industrial, Office, Retail, etc.
Drilling Into a Deal
Click on any deal card or row to open the full investment detail page. This shows:
- Deal Overview: Property details, business plan summary, and operator contact information.
- Your Investment: Your committed capital amount, ownership percentage, and entry date.
- Recent Updates: Operator-posted news, renovation progress updates, and market commentary.
- Documents: Your investor-specific documents (see below).
- Transaction History: A complete ledger of your capital contributions and distributions received.
Document Access
The Documents tab within each deal holds all documents the operator has shared with you. Common document types include:

| Subscription Agreements | Your signed investment commitment and LLC membership agreement |
| Quarterly Reports | Operator-written updates on property performance and financials |
| Distribution Notices | Formal notices accompanying each cash distribution |
| PPM / Offering Memorandum | The original private placement memorandum for the deal |
Download any document by clicking the download icon next to it. Documents are available as long as your investor account exists — they are not removed if the deal exits.
Note
You can only see documents the operator has explicitly shared with you. Documents marked as internal by the operator are not visible in your portal.
Loan Consent Workflow
For deals with active loans, the operator may request your consent before making material changes to loan terms (such as extensions, rate modifications, or additional draws). When consent is requested, you will receive an email notification and see a pending consent request on your dashboard.
Consent Statuses
| Status | Meaning |
|---|---|
| Pending | You have been asked to review and respond to a loan modification request |
| Accepted | You approved the proposed loan change |
| Rejected | You declined the proposed loan change |
Responding to a Consent Request
- Open the notification email or click the alert banner on your dashboard.
- Review the proposed modification details — the current terms and the proposed new terms are shown side by side.
- Click Accept or Reject.
- Your response is recorded immediately and sent to the operator.
Once submitted, consent decisions cannot be changed. If you have concerns about a proposed modification, contact the operator before responding.
Privacy and Data Access
The investor portal is scoped strictly to your own investments. You can only see:
- Deals you have been formally invited to by an operator.
- Documents explicitly shared with you.
- Your own transaction history and distribution records.
You cannot see other investors' committed amounts, contact details, or documents — even on deals where you are co-investing with others.
